A Well-Located Site in Hockley Heath

Land East of Stratford Road extends to approximately 31.4 hectares on the eastern edge of Hockley Heath, positioned between Stratford Road and Aylesbury Road. The majority of the site lies within Warwick District Council, with a smaller area adjacent to Stratford Road falling within Solihull Metropolitan Borough. Its edge‑of‑village location provides strong connections to existing facilities, transport links and surrounding movement routes, making it a sustainable and logical location for the future growth of Hockley Heath.

Everyday services and community facilities are located close to the site, including convenience stores, healthcare facilities, the Post Office, the Co‑operative, Tudor Grange Primary Academy and the King George VI Memorial Hall. These destinations are typically accessible within a 10–15‑minute walk, comfortably within a one‑kilometre catchment, supporting active travel and reducing reliance on the private car for short journeys.

The site is also crossed by several Public Rights of Way, providing direct pedestrian connections to the village and the surrounding countryside. These routes, accessible from the north, east and south, offer opportunities for both recreation and everyday movement and form an important part of the site’s wider green and movement network.

Accessibility, Transport Connections and Movement

The site benefits from strong public transport and road connections that support both local and longer‑distance travel. Frequent bus services operate along Stratford Road and Aylesbury Road, providing links to Solihull, Stratford‑upon‑Avon and Blythe Valley Business Park, as well as connections to Dorridge and Solihull railway stations. The A8 bus service offers a regular ten‑minute journey to Dorridge Station, operating from early morning until late evening and providing convenient access to the wider rail network.

Hockley Heath is well connected to the strategic road network, with the M42, M40 and A34 all within close proximity, enabling efficient access to Birmingham, Coventry, Warwick, Oxford and Bromsgrove.

Building on this accessible location, the proposed development will deliver two primary vehicular access points, alongside multiple points of access for pedestrians and cyclists, as shown on the conceptual masterplan. The emerging layout will incorporate a permeable hierarchy of streets designed to encourage lower vehicle speeds, prioritise walking and cycling and create safe, legible routes through the site. Buildings will be arranged to address streets and public spaces, providing active frontages and natural surveillance.

A Transport Assessment will accompany the application and will assess the transport impacts of the proposal in detail. This will demonstrate that the development can be accommodated safely and sustainably while improving connectivity and supporting a shift towards active travel.

Landscape at the Heart of the Design

The site consists of seven agricultural fields enclosed by mature hedgerows, woodland, tree belts, and several veteran oak trees. Together, these features create a strong green framework that gives the site a distinctive identity. The linear pattern of this vegetation naturally supports the formation of green movement corridors for people, while also defining coherent development parcels within a well-connected, wider neighbourhood.

Ecological work confirms clear opportunities to enhance biodiversity further, including strengthening woodland edges, retaining species‑rich boundaries and creating new habitats across the site.

The landform undulates into a central valley, creating unique views across the site. These gentle slopes support nature‑based drainage features such as planted basins, wetlands and swales, allowing rainfall to be managed sensitively while adding to the visual and ecological quality of the landscape.These natural features provide a ready‑made framework for green corridors, public spaces and habitat networks, helping future development feel rooted in the rural identity of Hockley Heath.
