A Community-Focussed Development
The proposals for Land East of Stratford Road aim to create a high‑quality, landscape‑led extension to the village that delivers new homes, opens up green space and improves access to the countryside.
Up to 450 new homes in clusters, offering a mix of sizes and types.
A policy‑compliant provision of affordable housing to support identified local housing needs.
Space for a future community hub, providing flexibility for local groups or services as the village evolves.
Safeguarded land for a one-form entry primary school with expansion land, ensuring capacity can be delivered if future evidence shows it is needed.
A new country park, delivering on‑site Biodiversity Net Gain enhancement through woodland planting, wildlife habitats, natural play and circular walking routes.
Approximately 19 hectares of green space, including meadows, woodland edges, green corridors, allotments, informal recreation areas and equippedplay spaces.
Retention and enhancement of key landscape features, including mature hedgerows, tree belts and veteran trees, forming the backbone of the green network.
A network of upgraded and new walking and cycling routes, retaining existing Public Rights of Way and linking homes with the country park, village facilities and the wider countryside.
Multiple high‑quality play areas will be created across the site, including neighbourhood‑level play spaces and one larger central play area, all located within a short and safe walking distance of every home.
A new primary street connecting Stratford Road and Aylesbury Road, designed for safe walking and cycling and suitable for future bus access, supported by quieter residential streets to slow traffic.
Allotments and community growing spaces integrated into the wider green infrastructure network.
Nature‑based SuDS, such as wetlands, planted basins and swales, following the site’s natural drainage patterns while supporting biodiversity.
The Masterplan
The emerging Masterplan responds directly to the site’s natural features, Public Rights of Way and established pattern of growth, creating a place that feels connected, walkable and distinctly Hockley Heath.
Trees and Landscape
The proposals take a landscape‑led approach, using existing hedgerows, trees and woodland belts to shape the layout and create a greener setting for new homes. Where possible, mature trees will be retained and integrated into green corridors, public open spaces and walking routes, helping the development feel well connected to its surroundings.
The most important trees on site, including veteran trees, will be carefully protected, with development designed to sit around them rather than replace them. As the project moves forward, detailed plans will set out how trees are safeguarded and managed, ensuring the landscape continues to mature alongside the new neighbourhood.
